Terms & Conditions

These Terms & Conditions apply to all bookings and stays at Archer’s Retreat at Chapel Bricks.
By confirming a reservation, guests agree to comply with the policies outlined below.

1. The Contract

The contract is between Tracey and Ray Archer (“the Owners”) of Archer’s Retreat, Chapel Bricks, and the Guest. The Guest must be at least 18 years of age and is responsible for ensuring all members of their party adhere to these terms.

2. Booking & Payment
  • A 50% deposit is required to secure your booking.
  • The remaining balance must be paid in full six (6) weeks before your arrival date.
  • If a booking is made less than six weeks before arrival, full payment is required immediately.
  • If the balance is not received by the due date, the Owners reserve the right to cancel the booking and retain the deposit.
3. Duration of Stay
  • All bookings are subject to a minimum stay of two (2) nights.
  • Archer’s Retreat is strictly for short-term holiday use.
  • Bookings exceeding 28 days require a separate written agreement signed by the Owners.
4. Cancellation & Refunds
  • If cancelled before the final balance is due, the 50% deposit is non-refundable.
  • If cancelled after the final balance has been paid, a refund (minus the deposit) will only be issued if the dates are successfully re-let.
  • Guests are strongly advised to obtain comprehensive holiday insurance.
5. Arrival & Departure
  • Check-in from 3:00 PM on the day of arrival.
  • Check-out by 10:00 AM on the day of departure.
  • Please vacate the property on time to allow for professional cleaning.
6. Occupancy & Use
  • Maximum occupancy is 4 guests.
  • One small infant may stay in addition to the 4 guests.
  • A travel cot and bedding are provided.
  • Parties or large gatherings are strictly prohibited.
7. House Rules

Smoking & Vaping
Archer’s Retreat is a strictly non-smoking and non-vaping property. Smoking or vaping is not permitted anywhere on the premises.

Pets
• Up to two well-behaved dogs are welcome.
• Dogs must be kept off furniture and beds.
• Dogs may be left unattended for short periods if comfortable and settled.
• Guests are responsible for any damage or additional cleaning caused by pets.

Noise
Please respect neighbouring properties. Loud noise or music is not permitted, particularly between 10:00 PM and 8:00 AM.

8. Damages & Cleanliness

Guests agree to maintain the property and its contents in the same condition as found on arrival. Any accidental damage or breakages must be reported before departure.

9. Coastal Safety & Location

Archer’s Retreat is located 5 minutes from Mapleton and 10 minutes from Hornsea.

Guests should be aware that East Coast cliffs can be unstable. Please avoid cliff edges and the base of cliffs. If walking along the coastline, guests should check tide times to avoid being cut off.

10. Liability

The Owners shall not be liable for any loss or damage to persons, property, or vehicles during the stay, unless caused by proven negligence on the part of the Owners.
